Built for outside

Amenity spaces work as hard as the lobby

In Sandy Springs, outdoor space sells. Restaurants along Roswell Road and around City Springs fill their patios whenever the weather allows, and apartment and condominium communities compete on pool decks, grilling stations and courtyard lounges. Those features are photographed for marketing and used every day, so worn or cracked stucco shows fast.

Outdoor features fail for predictable reasons. Bar and grill surrounds built over wood framing rot when water gets in. Counter edges and wall caps without slope hold water. Grill openings need the right clearances and heat-resistant construction. Pool cabana walls sit in splash and chlorine. We build on bases suited to the job, usually steel or masonry with cement board or hard coat stucco, and shape every top and edge to shed water.

On existing amenities, we repair cracks and delamination, rebuild water-damaged sections and refinish to match. Work is scheduled around pool season, patio service and community events, so the space is back in use quickly.

Picking the right base for the space

Concrete block is the most durable base for an outdoor bar or grill station. It does not rot, it takes stucco directly, and it handles the heat around commercial grills. It is heavy, so it needs a slab or footing that can carry it, which matters on elevated amenity decks.

A framed base with cement board is lighter and easier to shape, which helps with curved bars, long runs and decks with weight limits. If the frame is combustible, grills must be installed with the insulated jacket or clearances their manufacturer requires, and we plan the openings around that from the start. Load limits on decks and podiums are confirmed by the owner’s engineer or design team.

For existing features, refinishing is often the simplest option when the base is sound. We check before we quote and tell you if a crack or stain points to a problem a new coat would only cover.

Our process

Building around guests and residents

We schedule around service hours and pool seasons, and around the licensed trades, so gas, plumbing and power rough-ins are in place before a base is closed up.

Plan & lay out

We review the plans, confirm equipment cut-outs and clearances, and mark where licensed trades need to bring utilities.

  • Equipment specs reviewed
  • Slab & drainage checked
  • Written, itemized scope

Build the base

Block is laid or the frame is built and sheathed in cement board, with openings framed for grills, refrigeration and doors.

  • Square, level base
  • Openings framed to spec
  • Work area fenced off

Stucco & finish

Base and finish coats are applied and cured, the bottom edge is detailed to shed water, and the color is matched to the building.

  • Coats cured properly
  • Drip edge at the slab
  • Color & texture matched

Planning a patio or amenity upgrade?

Bring us in early. A base planned around the equipment and the deck costs less than one rebuilt later.

Outdoor space as a leasing tool

From restaurant patios to resort-style pool decks, outdoor features help Sandy Springs properties stand out.

Newer apartment communities near Perimeter Center and along Roswell Road market their amenity decks heavily, and older communities update theirs to keep up. Restaurants use patios to add seats in the long warm season. In both cases, a feature that looks worn hurts the impression the property is trying to make.

Grill stations

Grill and bar surrounds built on noncombustible bases with heat-appropriate details.

Pool cabanas

Cabana and pool building walls finished to stand up to sun, splash and chlorine.

Patio walls

Restaurant patio walls, planters and bar fronts finished to match the building.

Questions & answers

Outdoor dining & amenity stucco FAQ

What Sandy Springs restaurant owners and community managers ask about outdoor stucco features.

Can you rebuild a grill station at our apartment community?
Yes. We remove water-damaged sections, rebuild on a durable base and finish to match. Where grills or appliances are involved, we follow the manufacturer’s clearance requirements.
Can you work on our pool deck during the season?
We can, but most communities prefer work before opening or after closing. Where repairs are needed mid-season, we fence off the work area and schedule around pool hours.
Do outdoor amenity projects in Sandy Springs need a permit?
New structures, grills with gas or electrical work, and larger rebuilds often need permits. Check with the City of Sandy Springs building department for your project before work starts.
Can you finish a restaurant patio wall without closing the patio?
Often, yes. We work before service, protect seating areas and clean up each day. Larger rebuilds may need a section closed for a few days.
Will new amenity features match our buildings?
Yes. We match the color and texture of the property’s existing stucco or EIFS so new features look like part of the original design.
